City distributes annual assessment notices

January 4, 2017 / For Immediate Release

AIRDRIE, AB – The City of Airdrie has mailed this year’s assessment notices. Overall, single family residential property values have declined slightly and many homes will see a slight decrease in assessed values this year. Although there may be a large number of homes currently listed on the market, fewer sale transactions keep prices steady. The non-residential market has plateaued with stable rental rates and vacancies.

“The stability of Airdrie’s assessment values again this year is a positive sign despite the economic downturn,” said Valerie Cottreau, City Assessor. “We recognize that many residents are becoming more engaged in the real estate market and so transparency and providing access to as much information as possible was a goal for us in 2016.”

Airdrie residents are now able to access all of their property assessment details and view their notice online by signing up for a MyAirdrie account at http://www.airdrie.ca/myairdrie. Basic property information is publicly available for all properties within the city and can be searched at www.airdrie.ca/airdriemap. This page also includes an Assessment Shift Report and Shift Map which provide an overall look at assessment changes in specific neighbourhoods.

Several factors contribute to movement in assessment values:

  • new construction
  • renovation
  • re-inspections
  • consumer response to housing and business needs

Decreases can represent decreased buyer response or in some cases, an influx of smaller, lower priced dwelling units that lower the average price in an area. In areas with larger increases, typically this is because of new construction or new data obtained through re-inspection cycles.

It is important to note that as assessment values decrease or increase, the tax rates will be adjusted accordingly. Residents with questions about their assessment notice can call the City of Airdrie to speak with an assessor. Assessors can be reached at 403.948.8855. The assessment notices were mailed to all property owners on January 3, 2017.
